Brentwood, Tenn. – Jan. 3, 2018 – H.G. Hill Realty Company is moving forward with phase two of Hill Center Brentwood, the $211 million mixed-use development spanning 17-acres at the intersection of Franklin Road and Maryland Way. The City of Brentwood’s Planning Commission voted unanimously to approve the plans at its Jan. 2 meeting for the developer’s hotel, office building, two retail buildings and a parking garage.
The approximately 92,950 square foot AC Hotel by Marriott will have 141 rooms and is located at the west end of the development abutting Maryland Way Park. Plans also include a 84,375 square foot office building adjacent to the hotel, two retail buildings containing 9,600 and 10,000 square feet, and a two-level, 315 space parking garage. A Paseo (pedestrian walkway) will be created to connect the hotel and office building to the park.
“The AC Hotel will be a great amenity for our mixed-use development and is in response in part to requests from current and future office tenants,” said Jimmy Granbery, chairman and CEO, H.G. Hill Realty Company. “We thank the Planning Commission for their unanimous vote.”
Spanish hotelier Antonio Catalan created the design-focused and European-inspired AC Hotel concept in 1998. Today, AC Hotel by Marriott has more than 90 locations in North America, Europe and Latin America, including a Nashville location opening in September 2018.
Doradus Partners, a boutique real estate development company located in Huntsville, Alabama will partner with H.G. Hill Realty Company on the hotel’s development and Yedla Management Company, also headquartered in Huntsville, Alabama, will manage the property. Construction will start in summer of 2018 and be completed in late 2019.
The phase two office building is 50 percent preleased, with its first tenant, State Volunteer Mutual Insurance Company, relocating its company to the new building once completed in early 2020.
The additions will add 196,993 square feet to the current 237,828 square foot center, bringing the total square footage to 434,821. Once fully developed, the development will consist of approximately 600,000 square feet.
